Terms and conditions

Guest to accept and agree to the following:

  1. Once you have booked through the online booking system and the booking has been confirmed you have entered into a binding contract.

  2. A 20% deposit is payable at the time of booking, which is non-refundable, and the balance is due 4 weeks before your holiday starts. For any bookings made less than 4 weeks in advance, the full payment must be made when booking. If you fail to pay the balance by the due date, the property will be made available for rebooking. In addition to this, a £100 refundable breakage deposit will be included in the total cost of your holiday (taken 1 day before the booking), which will be refunded 1 week after your departure from the property.

  3. The person whose name is on the booking form agrees to take full responsibility for ensuring the conditions of the let are adhered to by anyone staying at the property. If you breach terms, or behave unreasonably or cause a nuisance or disturbance to neighbours you will be asked to leave, and no refund will be given.

  4. Notify any cancellation in writing and pay any monies due. If you cancel within 2 weeks of the arrival date, no refund will be given, however, you will be given the option to transfer the booking to another date subject to availability for up to 6 months.

  5. In the event the person named on the booking form is deemed unsuitable, the Manager has the right to refuse to let the property, and the party will be asked to leave

  6. To not sub-let the property or have more than the stated guests on the booking form.

  7. To allow the company access to the property upon request.

  8. Personal property is the guests’ responsibility, and you agree to absolve the company of any accident or mishap to persons or property whilst on the premises or from any illness or injury arising during the stay. This also includes vehicles that are left at the owners’ risk. You will also be responsible for locking doors and windows when absent or sleeping.

  9. To minimise fire risk and strictly no smoking in the cottage or hot tub room.

  10. The guests are expected to leave the property clean and tidy and to reimburse the company for any breakages, loss, or damage other than wear and tear. An additional charge of £25 will be made if the property requires additional cleaning if left in an unacceptable condition which will be subject to the owner’s discretion

  11. Dogs must be house-trained and are not to be left in the accommodation alone at any time, and any damage will be chargeable to the guests. All dog foul must be picked up and disposed of appropriately

  12. Hot tubs are for the sole use of the party staying in the accommodation. Should the hot tub need to be drained and refilled during or after your stay due to improper use, the company reserves the right to charge a £50 fee. The floor can become slippery when wet around the hot tub, so we urge caution and will not be held responsible for any injuries.

  13. The BBQ is for guests to use, please be careful as it can become very hot, and we cannot be held responsible for injuries caused by this. Please use responsibly.

  14. The wifi is provided free of charge but we cannot be held responsible for loss of availability or reliability due to the service network.

  15. In the event that the property becomes unavailable through any cause, ie flooding on roads, heavy snow, our liability is limited to the repayment of any money already paid.

  16. The property is to be vacated by 10:00 am on the day of departure. A delay to this may incur a minimum charge of £25. The property will be available from 15:00 pm onwards for incoming guests.

  17. We reserve the right to correct errors in advertised prices, and confirmed prices and will let you know at the time of booking, or as soon as the Company becomes aware of the error. If the price is higher and you no longer want the booking you will be given a refund on all money you have paid providing you notify us within 14 days of us advising you of the error.

  18. In the unlikely event, you have a complaint, we would welcome the opportunity to resolve any issues immediately. If you send us a complaint after the visit, you will not be entitled to any refund.

  19. The property is let for the purposes of a holiday let and Section 12(2) and paragraph 8 of Schedule 4 of the Housing Act 1988 apply. The booking agreement gives a right to occupy the property for the agreed period only.
